Aerial Drone Surveys

Our building surveying and inspection capabilities have been significantly enhanced through the use of Unmanned Aircraft Systems (UAS/Drones). We operate compact, low‑noise drones suitable for urban environments, equipped with high‑resolution cameras that capture images of otherwise hard‑to‑reach areas. This approach removes the need for traditional scaffolding and specialist access equipment, providing a safe, efficient, and cost‑effective solution.

Periodic aerial inspections support are integral to the proactive management of real estate and enhance asset protection, improve long‑term maintenance planning, and contribute to reduced lifecycle costs.

Early expert advice and guidance enable property owners and managers to make informed and timely interventions. We can quickly identify building defects and detect potential issues before they escalate.

Drones also play a valuable role in gathering evidence for landlord and tenant negotiations.

All drone operations are fully risk- assessed and carried out by a Chartered Surveyor who is a UK Civil Aviation Authority (CAA) Registered Operator and Flyer, and holds the CAA UAS Remote Pilot A2 Certificate of Competence (A2CofC), ensuring compliance with regulatory and safety requirements.

Schedules of Condition

When construction work is planned to take place in the vicinity of existing neighbouring buildings or structures, it is advisable for their condition to be assessed and documented beforehand by an independent Chartered Building Surveyor.

A Schedule of Condition serves as an evidential record for future reference to ascertain the nature and extent of any damage that may have occurred in the intervening period and helps determine the likely cause and liability.

Access Agreements

If access is required to neighbouring land for construction works that do not fall within the auspices of the Party Wall etc. Act 1996, we can liaise between the parties, negotiate terms and draft licences for access and scaffolding on of behalf property owners and developers. 

Where works are reasonably necessary for the preservation of the whole or any part of the dominant land and access to the neighbouring servient land is denied, we can assist owners and developers in applying to the courts for an Access Order under the Access to Neighbouring Land Act 1992.

Boundaries

Property boundary disputes are notorious for being highly emotive, protracted and potentially very expensive to resolve through litigation.

We can provide initial impartial advice and guidance and, if necessary, act as an independent expert witness, either as a party appointed expert or as a single joint expert. 

Mediation

Mediation is a form of Alternative Dispute Resolution (ADR) whereby an impartial independent mediator facilitates and encourages agreement between the parties. The process has the advantages of being quick, confidential and cost-effective. If consensus is achieved, it will be formally documented by way of a Mediation Agreement, and this can be made legally binding if the parties desire.

Andrew McAllister is a certified commercial mediator (UK Mediation) and offers a prompt mediation service for most types of property dispute.
